We help homebuilders and land developers find financing across all stages of their build — land acquisition and site work, ground-up construction, and finished homes held for sale or for rent. One facility can cover more than one stage, so a single approval carries you from site work through finished homes. Our largest facility to date is $300M.
Terms and cost
Leverage depends on the project, your track record, and the market, and we size it with you before close. You pay interest only on the balance you have drawn, which keeps your carry down while the project ramps.
Typically 12 to 24 months, though every loan is different. We size the term to your build and sell-out schedule, with extension options priced up front so you know your runway.
No fixed pre-sale ratio. Banks usually cap your starts against one, which stalls projects in markets where buyers want quick move-in inventory. We set that with you before close, so your starts stay on your schedule.
Leverage, structure, fees, and the assumptions we underwrote to, in writing, so you can price the project against them. If an assumption changes, you hear it from us first.
Getting funded
Nothing formal. Start with a call about what you are building. If it looks like a fit we will ask for the budget, the schedule, and your completed projects, and move quickly from there.
Fast. We work diligently to get you to close as quickly as reasonably possible, and you get the close date at term sheet, so you can plan the project around it.
You request a draw, an inspection confirms the work, and funds wire. The process is identical on every draw for the life of the loan.
